Alliance Cancer Center was a complete design conversion of an existing 27,500 sf single-story building into a multi-tenant medical facility 15,000 sf of which Alliance occupies. The owner wanted a "spa -like" feeling complete with water wall and healing garden to aid in making the patient feel as relaxed as possible while undergoing infusion treatments. The treatment facility is one of the largest in the area and designed to provide a calming environment using muted colors, soft shapes and diluted natural lighting. The construction cost was $3,200,000 and completed in December 2020.
Surveyed building, created record drawings, designed and modeled schematic plans and ceiling designs. Collaborated on finish selections with Sparke Interiors. Completed full construction documents of interior layout and provided construction administration including field reports.

Grand View Health was a brand-new ground up 14,000 sf single-story multi-tenant medical facility. The common area was originally designed with an open atrium tower housing the waiting rooms for all four tenants including a proposed living wall. Unfortunately, due to covid the waiting rooms were separated, and the atrium space was concealed from interior views. The building was completed in June 2021.
Designed atrium space, exterior modeling revisions and designed interior offices, (Diagnostic suite, Primary Care Suite & Time Share suite). Completed construction documents of all 3 tenant spaces as well as core & shell of the entire building. Construction administration work was provided including field reports, final punch-list & roof inspection.

Woodlands at Greystone was an 8,000 sf two story Craftsman inspired clubhouse for the surrounding development of luxury 55+ single family homes. The clubhouse featured Great Room/Lounge, Kitchen /Cafe', Sunroom & Outdoor Deck overlooking a spa & pool from the upper level. The lower level included a game room, fitness room & locker rooms. The design intentions were to highlight views of the surrounding terrain that benefit from the southwestern exposure. Native plants, trees, and grasses were also added to preserve native species and habitats of the surrounding 163-acre natural preservation. The building was completed in January 2023.
Designed and modeled all interior spaces. Revised and detailed all of the exterior model. Completed full construction documents. Selected interior finishes. Coordinated with structural engineer on reintegration of rear deck after builder removed it from the school of work. Completed construction administration and as- builts for HOA records.

The Rivers Edge Condominiums were an infill residential multifamily project located in the center of historic New Hope, Pa on the site of a former river barge warehouse and repair facility. The project consisted of four upscale units that built overlooking the riverbanks of the Delaware River. The developer wanted to create a unique design that could withstand potential flooding from the river. The design was to meet all HARB (Historical Architectural Review Board) requirements for New Hope with a modern interpretation of the local architecture, materials, and details. The ground floor amenities of this three-story building included covered parking, boat dock, rear patio for entertaining, and tenant storage rooms. The Second and Third floors consist of two dwelling units each accessed by a common elevator lobby featuring an oak tread and metal stringer staircase. The common staircase also featured a two-story window providing ample natural light into the building’s interior. All four dwelling units were built with 10-foot ceilings, large great room, den, fireplace and balconies and/or decks that have direct views to the river and historical downtown of New Hope. Each of the dwelling units contains 3 large bedrooms with the primary bedroom having privately covered terraces, four-piece baths and oversized walk-in closets. The condominiums range in sizes from 2500 square feet to 3200 square feet. All four units sold in 2018 for roughly 1 - 2 million dollars each.

Before Reconstruction
Peddlers Village Building 63 and 64 was a new mixed-use building completed on the site of an old, converted barn shop consumed by fire in early 2016. The new building is a two-story wood frame construction that contains two commercial retail stores on the first floor approximately 900 sf each and 2 residential units on the 2nd floor: one 2-bedroom unit at 1000 sf and one bedroom at 800 SF. The total project size was 3800 GSF. The new building exterior façade complemented the existing historical colonial architectural style of Peddlers Village including exterior materials, trim sizes and colors to maintain the same level of design quality, character & details of the previous building. The existing building footprint had to be maintained except for a 450 SF first floor expansion to one side of the building. Special variances were required and expedited by Buckingham Township to pave the way for a quick recovery and reconstruction of the fire damaged property and to maintain a seamless transition within Peddlers Village complex. The building construction cost was $630,000 dollars ($165 SF), with site work the cost was $750,000 for the project. The project duration was 12 months and reopened in July of 2018.

The site was located at 333 North Broad Street within the PI - Planned Industrial Zoning District and has a net area of 7.51 acres. Formerly the site contained a one-story brick building, accessory structures, and parking areas. The site was used for the printing and distribution of the Intelligencer newspaper (Use 57 - Manufacturing). The applicant, Calkins Investment Company, proposes to merge the lots referenced above and to construct three multi-use, high-rise buildings (Uses 29 – Retail Shop and 8 – Multi-Family, High-Rise), parking areas (podium, surface, and on-street), stormwater management facilities, streetscapes, landscaping, a park, and other amenities. Buildings A and B were designed to be four-story mixed-use buildings that front N. Broad Street and/or Atkinson Drive. Retail was on the ground floor, while the upper three floors contain multi-family dwelling units. Building C was designed to be a six-story building internal to the site (i.e. setback from and not fronting on a public road) and used for multi-family dwellings. Buildings A and C are to include podium parking. In all, six retail uses and 224 multi-family dwelling units were proposed.

Williamson Park Town Square was a proposal from developer Select Morrisville LLC for the city of Morrisville, PA that would transform Williamson Park into a mixed-use development featuring four apartments, raised clubhouse, hotel, parking garage, retail shops, grocery store, bank, urgent care, restaurants, and rework of the existing baseball fields & basketball courts. The developer also planned for an amphitheater along the Delaware River and a Veterans Memorial Park that tied to the site redevelopment to open a view of the river and Trenton’s city skyline. In addition to the proposed ballfields, 7 other fields were to be developed off site to create new and renovated green spaces at Morrisville High School and Manor Park School and their adjacent vacant properties.

The Residences at Great Oaks was situated on an existing 2-Story Art Deco Office Building built in 1936 and later expanded in the early 1990s. The final design accentuated this architectural language by adding a structural grid on the exterior & interior of the building to provide a structural skeleton to support 4 new floors and an additional level for roof amenities. Seventy-two apartments were offered in 1 & 2 bedroom units as well as a proposed 2 story 1-bedroom units ranging from 750-1820 square feet. The first floor allotted for a generous lobby with coffee station, package/mail area, lounge, cooler area for food delivery storage, dog washroom and bike storage. The roof level was designed with an outdoor sitting area w/ projection screen, multi-purpose lounge with kitchenette for small gatherings or events, a large partially covered outdoor area with grills and a fitness room.
Surveyed the exterior of the building, created record footprint, designed the floor plans, interior lobby and exterior. Modeled the buildings and site and rendered the model for 3D views.

Silverthorn Townhomes were designed to be nestled in the award-winning championship golf course of Silverthorn Country Club. This proposed 98-unit development was composed of 5,6,7 & 8 plex units w/ optional lanai and roof deck to overlook the beautifully sculptured fairways.
